The demand and collection of all rents payable in respect of the subject premises
The demand and collection of all service charges payable in respect of the subject premises
Advising on all rent and service charge arrears, obtaining instructions as to pursuing arrears, liaising with solicitors in respect of the same and introduction Bailiffs where necessary
Paying all rents/service charges (if applicable) received over to the Client as soon as possible after receipt
Retaining all service charge monies for the on-going upkeep and maintenance of the property
Generally liaising with tenants and occupiers to ensure the smooth running of the investment property
The keeping of all files and records relating to the property. Reporting quarterly with a full statement of Income and Expenditure for both rent and service charge monies
Liaising with Accountants and other advisors for the preparation of Annual Accounts and Service Charge Schedules
The maintenance of all specialist and other maintenance contracts to ensure the property and the services therein are properly maintained in accordance with Health & Safety Regulations
The payment of insurance premiums relating to reinstatement of the building, Public Liability, Employer’s Liability and Property Owner’s Liability risks. Any commission received having placed the business with St Giles will be retained by us. The percentage is between 10/20%. We will inform you of the amount if requested
The submission and settlement of all insurance claims relating to the property
The payment of all Empty Rates and other demands received in respect of the Client’s vacant units
The payment of all utilities and other demands for communal services out of service charge monies
The periodic inspection of the property with reports as to condition and any potential opportunities to enhance either the value of the investment or the cash-flow generated from it
